Pederson Hill Subdivision lots now for sale over the counter

The City and Borough of Juneau is now selling 10 lots in the new Pederson Hill Subdivision on a first-come-first-serve basis. Four lots can be purchased individually and three pairs of lots are also available. The residentially zoned lots will be sold for their published appraised prices.

Lots in the Pederson Hill Subdivision generally face south and come equipped with electric, cable, telephone, and municipal water and sewer services. The streets have sidewalks and connect to the Kaxdigoowu Héen Dei (Brotherhood Bridge Trail) network via a new trail. The lots are accessible by Karl Reishus Boulevard, located off Glacier Highway across from Sherwood Lane. Fair market land values for each lot range from $120,000 to $148,000.

Phase I of the Pederson Hill Subdivision is comprised of 17 lots total. During a fixed priced lottery December 10, six lots were made available and all six were sold. Another lot was sold in a sealed competitive bid process, which ended December 18.

During Pederson Hill land lottery, six lots available, six lots taken

The City and Borough of Juneau put six lots in the newly developed Pederson Hill Subdivision up for sale through a fixed price lottery and, following last night’s drawing, all six lots are spoken for. Winners are required to purchase their lot at the published appraised price; sales will be finalized in the upcoming days. Two alternate buyers were selected in case a lottery winner decides not to finalize a purchase. In total, the lottery had 14 entrants competing for six lots.

“We’re excited and pleased to see a robust response to our offering. This was the first time the Lands and Resources Division has ever sold land through a lottery. The process was all unknown, but it went incredibly smoothly,” Lands Manager Greg Chaney said. “CBJ’s goal with the Pederson Hill Subdivision is to make land available to encourage more homes being built, and it looks like we’re accomplishing that. We believe the land is in competent hands to turn it into housing.”

These six lots totaling $815,000 in value are the first to be sold from the first phase of the Pederson Hill Subdivision. Eleven lots that remain will be sold by a sealed competitive bid process – five lots can be bid on individually; six lots can be bid on as a block. Bidding is open now and closes 4 p.m. on December 17. Bids will be open on December 18 and participants will be notified. The qualified bidder with the highest bid for each lot, or the block of lots, will be named the apparent high bidder. Acceptable bids must be for at least the minimum bid price listed for each parcel in the sales brochure.

CBJ initially designed the Pederson Hill Subdivision to be 86 lots developed in three phases, though the area could ultimately support up to 200 single-family homes.

Register by Dec. 9 to participate in Pederson Hill Fixed Price Lottery

The City and Borough of Juneau is selling 17 single-family lots in the newly developed Pederson Hill Subdivision. Six of the lots will be sold by a fixed price lottery on December 10 at 5:30 p.m. in City Hall Chambers. If you’re interested in purchasing one of these lots by lottery, you must submit a registration form to the CBJ Lands Office by 4 p.m. on Monday, December 9.

During the lottery on Tuesday, December 10, the first winner will be allowed to select a lot. Then, the next party drawn will select a lot. This process will continue until all the lots are chosen or there are no remaining participants. All winners will be required to purchase their lot at the published appraised price within 30 days. Again, Monday, December 9, is the last day to register for the Pederson Hill Land Sale Fixed Price Lottery. The registration fee is $15. Once you register, you must be present at the lottery on December 10 to participate.

CBJ is also selling five individual lots by sealed competitive bid and a block of six lots by sealed competitive bid on December 17. For this process, bids are due prior to 4 p.m. on December 17. The qualified bidder with the highest bid for each lot, or the block of lots, will be named the apparent high bidder. Bid period now open for Pederson Hill Subdivision land sale

Seventeen single-family lots in the newly developed Pederson Hill Subdivision are for sale. The City and Borough of Juneau is selling six of the lots by fixed price lottery on December 10, five individual lots by sealed competitive bid and a block of six lots by sealed competitive bid due December 17.

Lots in this first phase of the Pederson Hill Subdivision range in size from 4,675 square feet (.11 acres) to 14,882 square feet (.34 acres). They generally face south and come equipped with electric, cable, telephone, and municipal water and sewer services. The streets have sidewalks and connect to the Kaxdigoowu Héen Dei (Brotherhood Bridge Trail) network via a new trail.

The Mendenhall Valley lots are accessible by Karl Reishus Boulevard, located off Glacier Highway across from Sherwood Lane. Fair market land values range from $120,000 to $148,000. Purchasers can make a lump sum payment for parcels bought in the sale or use CBJ financing, which requires a 10 percent down payment and the rest payed over 10 years.

CBJ receives appraised values for Pederson Hill lots; tentative land sale Dec. 10 & 17

The City and Borough of Juneau Lands Committee on Monday received the market value appraisal for the first phase of 17 residential lots at the Pederson Hill Subdivision. The new subdivision is located between Auke Lake and Mendenhall River near Glacier Highway.

All lots are accessible by the new Karl Reishus Boulevard and come equipped with water, sewer, power, and cable, along with sidewalks, streetlights, a natural area park, and a trail suitable for horseback riders and pedestrians that extends to the Kaxdigoowu Héen Dei (Brotherhood Bridge Trail) network.

According to CBJ code, the lots will be sold at or above appraised market value price. The values for the lots range from $120,000 to $148,000. In total, the market value of the 17 lots is $2,276,000 and the average value is $133,882.

On September 16, the Juneau Assembly passed an ordinance authorizing how the lots will be sold:

  • Six lots by fixed price lottery – Lots 1, 14, 15, 16, 17, and 18
  • Six lots by sealed competitive bid as a block of six lots – Lots 2, 3, 4, 5, 6, and 7
  • Five lots by sealed competitive bid as individual lots – Lots 8, 10, 11, 12, and 13
