CBJ receives appraised values for Pederson Hill lots; tentative land sale Dec. 10 & 17
The City and Borough of Juneau Lands Committee on Monday received the market value appraisal for the first phase of 17 residential lots at the Pederson Hill Subdivision. The new subdivision is located between Auke Lake and Mendenhall River near Glacier Highway.
All lots are accessible by the new Karl Reishus Boulevard and come equipped with water, sewer, power, and cable, along with sidewalks, streetlights, a natural area park, and a trail suitable for horseback riders and pedestrians that extends to the Kaxdigoowu Héen Dei (Brotherhood Bridge Trail) network.
According to CBJ code, the lots will be sold at or above appraised market value price. The values for the lots range from $120,000 to $148,000. In total, the market value of the 17 lots is $2,276,000 and the average value is $133,882.
On September 16, the Juneau Assembly passed an ordinance authorizing how the lots will be sold:
- Six lots by fixed price lottery – Lots 1, 14, 15, 16, 17, and 18
- Six lots by sealed competitive bid as a block of six lots – Lots 2, 3, 4, 5, 6, and 7
- Five lots by sealed competitive bid as individual lots – Lots 8, 10, 11, 12, and 13
The fixed price lottery sale will tentatively be held December 10 and the sealed competitive bid sale will be held December 17. Read the full appraisal here.
