CBJ is selling the last two lots in South Lena over the counter

The City and Borough of Juneau is selling the last two lots in the South Lena Subdivision at their appraised prices. Lot 1B is 0.549 acres and its appraised value is $100,000. Lot 1D, 0.554 acres, is appraised for $90,000. This over-the-counter land sale is open to the public at the CBJ Lands and Resources Division Office located on the third floor of the Municipal Way Building, 105 Municipal Way. The lots are available on a first come basis until sold.

The South Lena properties, which generally face south, are accessible by Ocean View Drive and Point Lena Loop Road. They were subdivided in 2018 and zoned D-3 residential. The lots come equipped with electric, cable, telephone, and water to the property line. There is no municipal sewer available, and installation of an on-site wastewater and disposal system is required.

Community invited to Pederson Hill Subdivision ribbon cutting Sept. 6

The City and Borough of Juneau is commemorating the near completion of the city’s newest neighborhood, the Pederson Hill Subdivision, with a ribbon cutting ceremony on Friday, September 6 at 12:30 p.m. The event is taking place at the new Karl Reishus Boulevard, located across from Sherwood Lane. Parking will be available in the upper parking lot at the Christ Lutheran Church, 10300 Glacier Hwy. Speakers at the event will be Mayor Beth Weldon, Assembly Member Mary Becker, City Manager Rorie Watt, Lands Manager Greg Chaney, and Police Chief Ed Mercer.

Karl Reishus Boulevard will provide the primary vehicle access through the Pederson Hill residential subdivision. Karl Reishus Boulevard was named in honor of former Juneau Police Department Officer Karl Reishus whose quick actions were credited with saving the lives of two men during a training accident in 1992; Reishus, himself, was killed during the incident. The Juneau Planning Commission memorialized his heroic act by naming the main thoroughfare in the Pederson Hill Subdivision after him.

The new Pederson Hill subdivision is located between Auke Lake and Mendenhall River near Glacier Highway. The Juneau Assembly approved plans to begin developing this area in February 2017. This first phase includes Karl Reishus Boulevard, 17 residential lots, a natural area park, and a trail suitable for horseback riders and pedestrians that extends to the Kaxdigoowu Héen Dei (Brotherhood Bridge Trail) network. The subdivision meets the housing needs identified in the Housing Action Plan and the CBJ Comprehensive Plan. The residential lots will be sold to the private sector to build houses.

CBJ cancels Air Emergency

The City & Borough of Juneau’s Lands Division and Capital City Fire/Rescue have canceled the Air Emergency issued earlier this week for the entire borough. Levels of airborne particulates caused by regional forest fires have decreased and are no longer in the unhealthy range. All open burn permits and open burning may resume.

CBJ issues an Air Emergency for the entire borough; open burning prohibited

The City & Borough of Juneau’s Lands Division and Capital City Fire/Rescue have issued an Air Emergency for the entire borough. Due to unhealthy levels of airborne particulates caused by regional forest fires, CBJ has canceled all open burn permits and is prohibiting open burning. The use of wood stoves and fireplaces is also prohibited.

The particulate levels are expected to remain unhealthy for the next few days. People with medical conditions or sensitivity to poor air quality should limit exposure and time outdoors. In general, people should limit outdoor aerobic activities until air quality improves.

CBJ will continue to monitor the particulate levels and cancel the Air Emergency once the particulate levels return to healthy levels.

Looking for a place to build a home? CBJ has four lots for sale in South Lena.

The City and Borough of Juneau is currently accepting sealed competitive bids for four lots in the South Lena Subdivision. Bids are due to the CBJ Purchasing Office by 4:30 p.m. on Thursday, July 11.

The South Lena properties are accessed via Ocean View Drive and Point Lena Loop Road, and general face south. They were subdivided in 2018 and have not been offered in previous subdivision land sales. Zoned D-3 residential, the lots come equipped with electric, cable, telephone, and water to the property line. There is no municipal sewer available, and installation of an on-site wastewater and disposal system is required. The lots range in size from 0.55 acres to 0.65 acres. Minimum bid amounts range from $90,000 to $101,000.

CBJ also is also selling two multi-family lots in the Renninger Subdivision in Lemon Creek. Lot 4 and Lot 5 are located directly across from Dzantik’i Heeni Middle School. The subdivision’s D-15 zoning allows up to 15 units per acre for each property. At 3.78 acres, Lot 4 can hold up to 57 residential units while Lot 5’s 4.38 acres can hold up to 66 units. All lots come equipped with road frontage, electric, cable, telephone, sewer, and municipal water service. The starting bid price for Renninger Lot 4 is $412,000; Renninger Lot 5 is $382,000.
