Planning Commission meets May 22. Here’s how to weigh in.

The City and Borough of Juneau Planning Commission meets on May 22, 7 pm in City Hall Assembly Chambers to review a proposed property rezone, a marijuana cultivation facility, a bed-and-breakfast establishment, the construction of an accessory apartment, and the addition of space above a non-conforming garage. All of these items are up for public hearing.

A bed-and-breakfast on Fox Farm Trail (USE2018 0003)

The applicant requests a Conditional Use Permit for the development of a year round, four bedroom bed-and-breakfast in the D-1 zoning district.

A rezone from D3 to D15 on N. Douglas Highway (AME2018 0002)

The applicant requests a rezone of 1.64 acres consisting of two legal lots from the existing D3 zoning (single family residential) to D15 zoning. The request is an expansion of the existing D15 zoning of the adjacent, undeveloped 15.41 acre lot to the north.  One of the two lots seeking rezone is vacant and the other has a single family residence.  Both lots are under common ownership. A marijuana cultivation facility in Lemon Creek (USE2017 0006)

The applicant requests a Conditional Use Permit for the development of a 8,996 square foot marijuana cultivation facility in an existing storage facility in the Industrial (I) zone on Anka Street. Initially, the 3,108 square foot upstairs portion will be used for cultivation. If the business does well, then the operation will expand into the 5,888 square foot first floor area.

 Construction of workshop space over a non-conforming garage downtown (ADP2018 0001)

The applicant requests an Alternative Development Permit for 8’ street side setback and 14’ rear setback for the development of a workshop space and balcony above an existing single story garage. The development is located in the downtown Juneau Alternative Development Overlay District.

 An accessory apartment on a non-conforming lot in Douglas (USE2018 0005)

A Conditional Use Permit has been requested for the development of an accessory apartment on an under-sized lot on E Street, a D5 zoning district, where the minimum lot size is 7,000 sq. ft. The subject lot is 5,000 sq. ft., the existing home is 1,917 sq. ft. in net floor area and a portion of the home would be converted into a 587 sq. ft. accessory apartment in accordance with CBJ 49.25.510.
