Planning Commission meets Nov. 17 for Special Meeting & Committee of the Whole

November 9, 2020 – Notices for Public Comment

UPDATE: The Special Planning Commission Meeting scheduled for Tuesday, November 17, at 6 pm has been canceled. The Planning Commission Committee of the Whole meeting remains unchanged, and will occur Tuesday, November 17, at 7 pm.


A Special Planning Commission Meeting will occur November 17 at 6 pm, followed by a Planning Commission Committee of the Whole Meeting. Public comment will be taken at both meetings.

The Special Meeting is in place of the regularly scheduled meeting on November 24, which is cancelled. See the agenda packet here. During the Special Meeting, the Planning Commission will review a text amendment to revise and update Title 49. This item is up for public hearing.

Text Amendment to Revise and Update Title 49 to meet Federal Emergency Management Agency (FEMA) requirements (AME2020 0003):

To participate in FEMA’s National Flood Insurance Program, CBJ must adopt and enforce specific floodplain management regulations, FEMA’s Flood Insurance Study for the Borough, and FEMA’s Flood Insurance Rate Map that delineates different flood zones and base flood elevations. The CBJ Land Use Code Flood Hazard Areas floodplain management text is dictated by FEMA requirements. On August 23, 2020, ordinance 2020-42 was adopted, which approved the new flood maps effective on September 18, 2020, and established a Floodplain Development Permit to conform with short-term FEMA requirements to remain in the program. The second text amendment, following minimum FEMA requirements that were not addressed in the previous ordinance, would update the Title 49 Land Use Code.

After the Special Meeting, the Planning Commission will have a Committee of the Whole Meeting on November 17 at 7 pm. See the agenda packet here. The Planning Commission will review and take public comment on proposed land use and zoning changes implementing the Auke Bay Area Plan.

Text Amendment for the Auke Bay area proposed re-zoning and new Land Use Code regulations (AME2015 0010):

The Planning Commission is hosting a public meeting to discuss the implementation of the Auke Bay Area Plan, including proposed zoning districts and proposed land uses.
