CBJ Community Compass Survey Closes 9 p.m. Today, February 10 

The CBJ Community Compass Survey closes tonight, February 10, at 9 p.m. Alaska Time. Community feedback collected through this survey will help inform the CBJ assembly’s budgeting process this spring. 

CBJ is providing other opportunities for residents to share input around the city budget. Explore juneau.org/community-compass to join a budget workshop, fill out an additional input form, and learn about the Assembly Listening Session on April 15.

CBJ Assessor’s and Purchasing Offices Moves Locations Starting February 6

The City and Borough of Juneau (CBJ) Assessor’s office and Purchasing office will move locations starting Friday, February 6 to bring each office closer to their related departments. The Assessor’s office is moving out of City Hall to 1208 Glacier Avenue, and the Purchasing office will move out of 1208 Glacier Avenue into the first floor of City Hall. Mailing address (155 Heritage Way), phone numbers and email addresses will remain the same for both divisions.  

While both offices will be available over phone and email during the move, residents contacting the Assessor’s or Purchasing offices should expect slower response times. Residents can connect with either office in their new locations starting Tuesday, February 17 after the President’s Day holiday.

Share Your City Budget Priorities at a CBJ Community Compass Workshop

The City and Borough of Juneau (CBJ) invites Juneau residents to take a deeper dive and share their city budget priorities by participating in one of three in-person CBJ Community Compass Workshops offered this February and March. Workshops are open to all, however, space is limited, so residents must sign-up in advance at bit.ly/CBJWorkshop to reserve a spot.  

At each CBJ Community Compass Workshop, participants will take a hands-on approach to providing input about the city’s upcoming budgeting process in the face of both challenges and opportunities. Participants will respond to different scenarios that impact the city budget in this collaborative activity and small group discussion. Workshops are expected to run 60 to 90 minutes and all input gathered will be shared with the Assembly.

Wednesday, February 18 at 5:30 p.m. at Filipino Community Hall (251 South Franklin Street)

Tuesday, February 24 at 5:30 p.m. at Mendenhall Valley Public Library (3025 Dimond Park Loop)

Tuesday, March 3 at 5:30 p.m. at Douglas Public Library (1016 3rd Street)

Reminder: CBJ property tax payments due September 30

Please be aware that 2025 property tax payments are due on Tuesday, September 30. Property tax payments must be received or postmarked by September 30 to be considered timely. Payments received or postmarked after September 30 will be considered late and will incur late fees.

Property tax payments can be submitted:

  • By mail to CBJ Treasury, 155 Heritage Way, Juneau, AK 99801
  • By cash or check in person at City Hall, Monday through Friday, 8:00 a.m. to 4:30 p.m. (Note: Credit cards are not accepted when paying in person.)
  • Dropped in one of the City’s dropbox locations at Super Bear IGA, Foodland IGA, or City Hall
  • By ACH/eCheck or Credit Card through the InvoiceCloud online payment portal at http://www.invoicecloud.com/cityandboroughofjuneauak. There is a convenience fee to use a credit card, but it’s free to pay with ACH/eCheck. Set up a recurring payment or schedule payment in advance so you don’t forget!

Your mortgage lender may be paying your property taxes on your behalf. Note that many lenders do not make tax payments until close to the due date. Talk to your lender if you are unsure they will make a payment, or check your balance on InvoiceCloud. CBJ cannot confirm if a lender intends to make a payment on your behalf.

Postmarks

CBJ Property Taxes submitted by mail must have a United States Postal Service (USPS) postmark dated on or before September 30, 2025, to avoid late fees and penalties. Taxpayers who send their payments by mail are cautioned that the USPS only postmarks certain mail depending on the type of postage used and may not postmark on the same day the item was deposited in the mail by the sender. If a payment is received after the deadline with a late or missing postmark, the payment is considered late, and penalties will be added to your bill. Visit juneau.org/finance/understanding-postmarks for more information. Avoid any postmark confusion and pay online with InvoiceCloud.

CAUTION: Online bill payments made through online banking systems (for example, via a Bill Pay tool in the taxpayer’s personal banking account) are often sent by bulk mail using a permit imprint and do not include a postmark. These payments can take up to two weeks or more to reach our office and will be considered late if received after September 30.

Extended Cash Office Hours

To facilitate timely property tax payments, the CBJ Cash Office at City Hall will be open extended hours until 5:30 p.m., weekdays, September 22-30, in addition to Saturday, September 27, 8 a.m. – 10 a.m.

Your Responsibility as a Property Owner

All property owners are responsible for:

  • Ensuring payment is made on time according to the effective dates listed above.
  • Identifying and applying payments correctly to each of their parcels.
  • Paying all taxes, penalties, and interest due, even if the bill was not received.

If you bought or sold property this year, it is the mutual responsibility of the buyer and seller to determine how taxes are prorated. CBJ does not prorate property tax bills.

Manufactured and Mobile Homes

Manufactured homes are generally taxable as real property. Because these sales often occur without traditional financing or title services, CBJ may not be notified of ownership changes. Owners must report any ownership changes to the CBJ Assessor’s Office. Forms are available at: juneau.org/finance/assessor-forms. Watch your mailbox for 2025 property tax bills

The City and Borough of Juneau has mailed out 2025 annual property tax bills. Property owners should expect to receive their bill soon. If you don’t receive your bill over the coming days, please contact CBJ Accounts Receivable at [email protected] or 907-586-5215, ext. 4907. Be sure to include your parcel number or physical property address in any communications so staff can quickly locate your account.

Payments & Effective Dates

Property tax bills can be paid anytime through September 30, 2025. Payments must be received or postmarked on or before September 30 to be considered timely. Property owners have several options to make payments. Please note the effective dates for each payment option:

Pay by Cash or Check

  • In Person at City Hall – effective the date the payment is received.
  • By mail – USPS postmark date, or the date the payment is received by CBJ if there is no postmark.
  • CBJ Drop Boxes at Superbear IGA, Foodland IGA, or City Hall (Heritage Way entrance) – considered received the prior day (drop boxes emptied each morning).
  • Bank Bill Pay – if sent by paper check, the postmark or date received applies. Most now send payments via ACH, which are effective the date received.

Pay Online

Visit InvoiceCloud online payment portal at http://www.invoicecloud.com/cityandboroughofjuneauak, or just scan the QR code on the envelope your bill came in. There is a convenience fee to use a credit card, but it’s free to pay with ACH/eCheck. Set up a recurring payment or schedule a payment in advance so you don’t forget!

As of 2023, CBJ no longer offers direct debit autopay for property tax bills. Payments by ACH must be made through InvoiceCloud, initiated by the customer.

Postmark Considerations

USPS postmarks are not guaranteed for all mail types and may not accurately reflect the date the mail was deposited in a mail receptacle by the taxpayer. If You Pay Through Escrow

If your mortgage company pays your taxes from an escrow account, they typically submit payment close to the deadline. If you’ve recently paid off your mortgage, you may now be responsible for making the payment directly. CBJ cannot confirm whether a mortgage company will submit payment on your behalf, so please check with your lender if you’re unsure.
