The Regular Planning Commission meets November 8, 2022, at 7 P.M. This meeting will be a hybrid meeting held both in person and via Zoom, and will be to review preliminary plan approval for an Alternative Residential Subdivision, as well as Teal Street Right-of-Way Improvements.

Preliminary plan approval for an Alternative Residential Subdivision, developing up to 444 dwelling units on 19.71 acres (ARP2022 0001) CONTINUED FROM THE OCTOBER 11, 2022 PLANNING COMMISSION MEETING

The applicant requests preliminary plan approval for an Alternative Residential Subdivision, developing up to 444 dwelling units on 19.71 acres, zoned D18, at 7400 Glacier Highway. The applicant purchased the property in May of 2022. Owners initially intended to proceed with the approved subdivision of the lot into 24 common wall lots and two larger lots. Subsequent market analysis prompted the modification to the development under this application.

Teal Street road improvements, including repaving of two 12-foot lanes, addition of curb, gutter, sidewalks, street lighting, and street signage, replacement of water and sewer mains and services, improvement to drainage, and addition of a Capital Transit bus pull-out.  (CSP2022 0004)

The applicant request a City Project Review for the Teal Street Road Improvements, including repaving of two 12-foot lanes, addition of curb, gutter, sidewalks, street lighting, and street signage, replacement of water and sewer mains and services, improvement to drainage, and addition of a Capital Transit bus pull-out. With the addition of the new Teal Street Center and Glory Hall, Stakeholders in the area expressed a need for improved pedestrian safety on Teal Street. Lack of lighting, street parking, no sidewalk, and deep street-side ditches made navigating the area difficult for both pedestrians and vehicles
