2026 Property Tax Bills Mailed This Week
City and Borough of Juneau (CBJ) property owners should expect to receive their printed and mailed 2026 annual property tax bills soon. Residents that do not receive their property tax bill over the coming days should contact CBJ Accounts Receivable at [email protected] or 907-586-5215 ext. 4907. Property owners should include the parcel number or physical property address in any communications so CBJ staff can quickly locate the associated account.
Payments & Effective Dates
Property tax bills can be paid anytime through Wednesday, September 30, 2026, via the payment options listed below:
Pay Online
Visit the InvoiceCloud online payment portal or scan the QR code on the envelope that your bill came in. There is a convenience fee to use a credit card, but it’s free to pay with ACH/eCheck. Set up a recurring payment or schedule a payment in advance so you don’t forget.
Pay by Cash or Check
- In person at City Hall at 155 Heritage Way
- At CBJ Drop Boxes at Superbear IGA, Foodland IGA, or City Hall
- By mail (with sufficient time for the mail to arrive at CBJ by September 30)
- Bank Bill Pay; please note that if your bank bill pay comes via paper check and is received by CBJ after September 30, it will be considered late
*New this year, payments must be received by CBJ on or before September 30 to be considered timely. Postmarks will no longer be used to determine timely payment.
Paying Through Escrow
If your mortgage company pays your taxes from an escrow account, they typically submit payment close to the deadline. If you’ve recently paid off your mortgage, you may now be responsible for making the payment directly. CBJ cannot confirm whether a mortgage company will submit payment on your behalf, so please check with your lender if you’re unsure.
Your Responsibility as a Property Owner
All property owners are responsible for:
- Ensuring payment is made on time
- Identifying and applying payments correctly to each of their parcels; please include the top portion of your property tax bill with your payment, and list the parcel number on your check
- Paying all taxes, penalties, and interest due, even if the bill was not received
If you bought or sold property this year, it is the mutual responsibility of the buyer and seller to determine how taxes are prorated. CBJ does not prorate property tax bills.
Manufactured and Mobile Homes
Manufactured homes are generally taxable as real property. Because these sales often occur without traditional financing or title services, CBJ may not be notified of ownership changes. Owners must report any ownership changes to the CBJ Assessor’s Office. Forms are available at the Assessor Office Forms webpage.
